As winter approaches, preparing your building for the colder months is critical to ensuring its smooth operation. Proper maintenance, both inside and out, will extend the lifespan of your facility—whether it’s a school, office, retail unit, or residential property. Winter, in particular, requires extra attention to keep your building functioning safely and efficiently throughout the cold, wet weather.
Here are some key internal and external maintenance tasks to consider:
Internal Maintenance Tasks
1. HVAC System Inspection:
Ensure all heating, ventilation, and air-conditioning (HVAC) systems are inspected by a qualified technician or GasSafe engineer. This step is essential to avoid unexpected breakdowns during the colder months when your heating system is working hardest.
2. Prevent Freezing Pipes:
Close off any unused drains and isolate pipework that isn’t operational to prevent freezing. Frozen pipes can lead to burst pipes, which can cause significant damage, whether above or below ground. Insulating exposed pipes (lagging) in areas prone to temperature drops is a proactive way to avoid costly repairs.
External Maintenance Tasks
1. Gutter and Downpipe Maintenance:
Inspect gutters, downpipes, and gullies for blockages and clear any debris that could prevent water from draining properly. Before snow and heavy rain set in, repair or replace any cracked gutters or downpipes to avoid leaks and water damage.
2. Roof Inspection:
Check for and fix any slipped or broken tiles/slates to prevent potential injury and water ingress. A damaged roof can lead to serious internal issues like rotten rafters, damaged plasterboards, and even electrical problems due to water exposure. A well-maintained roof also prevents heat loss, helping you save on energy costs.
3. Chimney and Flashing Checks:
If your chimney isn’t in use, consider capping it off to prevent water ingress. Additionally, inspect all lead flashings and step flashings to ensure they are properly secured and in good condition, as damaged flashing can allow water to seep into your building.
